There was a time when Guntur lost its 'educational hub' tag to Hyderabad as the software era started in the late 90's. However, this is the time when tuition centres and coaching classes are coming back to the city with the Chief Minister's announcement of the new capital to come up in Tulluru in the Guntur region.
"There are over 150 coaching institutes in Brodipet and another 50 institutions have already leased space in Brodipet, which is a semi-residential area flooded with high-rise structures," informs Anish Sarkar, media executive, Simhans Advertising.
Not only have classes queued up here, but the rental values of units close by have also gone up in just three months. "The house which used to be rented for Rs 7,000 per month now demands Rs 12,000-15,000 per month, along with security money of at least three months," says S Kishor, one of the local brokers.
The coming back of these institutes has not only revived the commercial and residential realty in Brodipet but has also given impetus to rental housing in the nearby areas of Srinagar Colony, Ashok Nagar and Arundalpet.
Floating Population but stable returns "Most of these coaching institutes are for the preparation of SSC. Each of these students stay here for minimum two years which ensures regular rental income for that period," adds Kishor. In fact, some of them stay longer as they call their families from the villages as soon as they get a job.
Announcement of the educational hub As the Andhra Pradesh Chief Minister announced educational hubs across the state, Guntur seems to be one of the beneficiaries. "The CM has announced an AIIMS-type institution along with NIT and other national level colleges. Although they will be having a hostel campus as well, the impact on the real estate would be interesting," says Vijayraje Govindh, ex-banker and a real estate consultant.
Investors eyeing opportunities "The rich natives of Andhra Pradesh have started making investments in the Guntur area. In fact, the region witnessed twice the number of property registrations as compared to last year, showing that the speculative period is over," adds Govindh.
With development of the capital city still in progress, it seems happy days are here again for Andhra Pradesh realty!
